根据《2015年建设用地供应计划》统计,中心六区计划居住用地供应量118.7万㎡,同比减少13%;外围四区、两市计划居住用地供应量为290.2万㎡,同比大幅减少26%。
中心六区中,海珠、白云将成为2015年土地供应的主力区域,海珠、白云区的居住、商服用地计划供应量均大幅增长,将成为关注热点。外围区域,作为2015年广州发展主引擎,南沙、萝岗、增城的居住用地计划仍保持充足的供应量。
外围区域居住用地供应减少,政府助力外围地区去库存
外围区域居住用地供应量大幅减少主要集中在花都、番禺、从化三个存量大区域。其中存量大的花都、番禺两区,存量均在250万㎡ 以上,消化周期均需14个月以上;相应其居住用地计划供应量分别减少61%、78%。从化市2015年存量达107万㎡,需17个月消化期,相应其今年居住用地供应大幅减少99%。

中心区域可售货量少,政府持续加大居住用地供应
2015年中心六区总存量293万㎡,各区存量均低于80万㎡;可售货量少,需求高是中心六区的市场现状。政府在2014年起已加大了中心六区的居住用地供应量,全年成交162万㎡ ,主要集中在天河、荔湾两区。2015年广州市政府持续加大中心区居住用地供应,如海珠、白云、黄埔三区居住用地供应量计划有大幅增长。
《2015年建设用地供应计划》中,中心六区有不少“优质地块”计划出让,如海珠区广纸地块、万宝新天地地块,荔湾区广钢三期地块,天河广日电梯地块等。
